To avail mortgage loan/ finance against property below procedure is followed by banks/ financial institutions :

1. Duly filled application form with KYC documents of the owner of the property

  • Application form duly filled in along with :
  • One passport size photograph of the applicant/co-applicants
  • Age Proof.
  • Address Proof of Residential &Office.

2. Income documents are collected
In case of salaried employee :

  • Form 16 of last 2 years
  • 3 months pay slip in which salary is credited
  • 6 months bank statement
  • Offer letter / increment letter in case of any increments

In case of self employed professional / Non professional :

  • Income Tax Returns for the past 3 years duly certified by a Chartered Accountant and duly acknowledged by IT authorities.
  • Audited 3years Balance Sheets and Profit & Loss account.
  • 3years form 3CD&3CB
  • State Sales Tax /Central Sales Tax Registration No. or any other certificate for licensing business
  • Photocopies of Advance Tax payments/Vat Returns.
  • Provisional P&L Account for the current financial years

3. Full set of property documents

  • Mother Deed,
  • Sale Deed,
  • Sale Agreement,
  • Khatha Certificate & Khatha Extract,
  • EC for the period of 13 years (Till Date),
  • Tax paid receipts for year 2012-13
  • Approved Plan,

4. Login cheque in the name of the bank for initiating legal verification of documents and valuation of the property
